Planning slip testing for Sydney strata

For strata and multi-tenant properties, separate common-property surfaces from areas that need a tenant or owner’s permission. List foyers, lift approaches, shared stairs, external paths and wet-use facilities so the quote reflects the areas you need assessed.

Start with the purpose of the test.

Are you assessing a floor already in use, reviewing a recent treatment, or working to a project specification? Share the reason for testing and any previous findings. This helps Premrest confirm which surfaces and methods belong in the scope.

Wet pendulum testing

Wet pendulum testing assesses slip resistance under wet test conditions. It can help investigate selected pedestrian surfaces where water exposure is relevant. Tell us about the surface finish, normal use and any coatings or cleaning treatments.

Existing surfaces and new materials

AS 4663:2013 addresses measurement of existing pedestrian surfaces. AS 4586:2013 addresses classification of new pedestrian surface materials. The appropriate standard and test method depend on what is being assessed. A new-material classification should not automatically be treated as a current measurement of a floor already in service.

A report that fits the brief

Before booking, confirm the report requirements with Premrest. Useful context includes the locations assessed, the test method, recorded conditions and results. If your insurer, consultant or project team has requested particular information, include that request in your enquiry.

What the result can—and cannot—tell you

A result relates to the surfaces and conditions assessed. It does not guarantee a floor will never be slippery, or establish every aspect of a property’s compliance. Water, contamination, footwear, wear, cleaning and how people use the space also matter.

Before the visit

• List each surface and its location within the property.
• Describe usual wet or dry conditions and known concerns.
• Provide specifications, previous reports and treatment details where available.
• Confirm access, operating hours and who will meet the testing team.
